About Guardex

About Guardex Pest Control in Hampton Roads

Most pest companies in this region sell the same program they sell in Ohio. Hampton Roads does not behave like Ohio. We built Guardex around the way houses are actually built here — and the way they fail here.

The detail

The problem under the house

The dominant residential building type across Norfolk, Portsmouth, Chesapeake, Hampton, and Newport News is a vented crawl space sitting a few feet above a high water table in a humid subtropical climate. Warm outside air enters the vents, hits cooler framing and duct surfaces, and condenses. Wood moisture content climbs past twenty percent. At that point wood-decay fungus can colonize, and the insects that follow moisture —powderpost beetles, camel crickets, springtails, oriental cockroaches, carpenter ants — have exactly the environment they need.

That is why we treat crawl space moisture control as a service category, not an add-on. Spraying a perimeter around a house with a saturated crawl space buys a few weeks. Correcting drainage, sealing the envelope, and controlling humidity removes the reason the pests were there in the first place — which is a very different sales pitch than most exterminators in this market are set up to make, because it means selling less recurring chemical and more one-time correction.

Termite pressure here is not average

Eastern subterranean termites are endemic across the region, and in 2022 a Formosan subterranean termite infestation was confirmed in a Norfolk structure — the northernmost United States structural record at the time, with the Port of Norfolk's international shipping traffic identified as the likely introduction pathway. Formosan colonies are far larger and far more aggressive than the natives, and they build aerial carton nests that do not require soil contact. Inspections in this market have to look for that, not just for mud tubes on a footing, which is a habit a lot of national-brand technicians on a fifteen-minute stop simply do not have time to form.

Real estate is a permanent part of the work

Permanent-change-of-station rotation through Naval Station Norfolk, NAS Oceana, Joint Base Langley–Eustis, Norfolk Naval Shipyard, and the Coast Guard installations keeps home sales moving year-round. The NPMA-33 Wood Destroying Insect Inspection Report is required documentation for VA-guaranteed and HUD transactions. Guardex runs WDI inspections and moisture reports on closing timelines, with the report delivered the same day whenever the schedule allows — a detail that matters to the real estate agents who refer us the most repeat business.

How we write and how we work

Specifics, not superlatives. We will tell you the wood moisture reading, the species we identified, the conducive conditions we found, and what each option costs. We name the place — Phoebus, Olde Towne, Grassfield, Harbour View, Sandbridge, Guinea Neck, Fox Hill — because the work changes street by street in this region. And we explain the mechanism before we sell the service, because a homeowner who understands why the crawl space produces camel crickets makes a better decision than one who does not.

We started Guardex because too many quotes in this market read like a national script — a flat "quarterly pest control" line item with no mention of the crawl space underneath it. A technician who inspects a Chesapeake home near the Elizabeth River and a technician who inspects a Suffolk farmhouse near the Nansemond should not write the same report, because the soil, the water table, and the construction era are different. Our field process is built to reflect that: every inspection includes a wood moisture reading where a crawl space exists, a conducive-conditions list specific to that property, and a written price broken out by scope item rather than bundled into one number.

We also made a deliberate choice to keep crawl space and structural repair work in-house rather than farm it to a subcontractor, which is common in this industry. The technician who finds the rot in your band joist is accountable for the crew that fixes it, and the same company stands behind both the diagnosis and the repair.
