The dominant residential building type across Norfolk, Portsmouth, Chesapeake, Hampton, and Newport News is a vented crawl space sitting a few feet above a high water table in a humid subtropical climate. Warm outside air enters the vents, hits cooler framing and duct surfaces, and condenses. Wood moisture content climbs past twenty percent. We started Guardex because too many quotes in this market read like a national script — a flat "quarterly pest control" line item with no mention of the crawl space underneath it.
