Who receives the completed report?

You, the buyer's lender, and the closing attorney, based on the distribution list you give us at ordering. We can also load it to your transaction management platform on request.

What if the inspection finds active termite activity?

Treatment is quoted in the same visit so the parties can negotiate on a firm number immediately instead of waiting on a callback.

Does Guardex work directly with sellers, or only through agents?

What the NPMA-33 covers

The NPMA-33 is the standard Wood Destroying Insect Inspection Report required by VA and most conventional lenders. It records visible evidence of active or previous wood-destroying insect activity, evidence of prior treatment, and conducive conditions observed on the date of inspection. It is a report of visible evidence, not a warranty and not a structural assessment.

In this region the findings that most often affect a deal are crawl space moisture, wood-to-ground contact, grade above siding, and active subterranean termite evidence at the sill plate. We document each one with photographs so nobody has to relitigate what the inspector saw.
