What the NPMA-33 covers
The NPMA-33 is the standard Wood Destroying Insect Inspection Report required by VA and most conventional lenders. It records visible evidence of active or previous wood-destroying insect activity, evidence of prior treatment, and conducive conditions observed on the date of inspection. It is a report of visible evidence, not a warranty and not a structural assessment.
In this region the findings that most often affect a deal are crawl space moisture, wood-to-ground contact, grade above siding, and active subterranean termite evidence at the sill plate. We document each one with photographs so nobody has to relitigate what the inspector saw.

Identification
Small dark brown ant, about an eighth of an inch, with a coconut or rotten-coconut smell when crushed. Trails along counters, baseboards, and plumbing lines.
Why it is here
Colonies nest in wall voids, under slabs, and in mulch against the foundation, and move indoors during heavy rain and drought alike.
