From there the work runs in order. Eliminate the active infestation with a liquid termiticide barrier, baiting system, or targeted interior treatment. Protect the structure on a recurring exterior cycle sized to coastal pest pressure — American and oriental cockroaches, odorous house ants, Argentine ants, spiders, camel crickets, mice, rats, and salt-marsh mosquitoes. Restore the lumber that already lost section: sill plates, band joists, floor joists, subfloor, and the girders under them. Prepare the property so the same conditions do not rebuild — vapor barrier, drainage correction, dehumidification, vent strategy, and exclusion at every penetration.
