What the form is
The NPMA-33 is the standard Wood Destroying Insect Inspection Report. It records visible evidence of wood-destroying insects, evidence of previous treatment, and conducive conditions observed at the time of inspection. VA and many conventional lenders require it, and the report has a limited validity window before closing.
It is a report of visible evidence on the date of inspection. It is not a warranty, not a structural engineering assessment, and not a guarantee that the house has no hidden activity behind finished surfaces.
Where deals get delayed
The two common holdups are Section III findings that require treatment before funding and inaccessible areas that the inspector had to note. Both are avoidable with a little sequencing.
- Unlock the crawl space access and clear anything blocking it
- Make sure the attic hatch is reachable if the property has one
- Order early enough that a treatment and re-inspection still fits the timeline
- Have any prior treatment documentation ready — it changes what gets flagged
Conducive conditions are not failures
Grade too high against siding, wood-to-ground contact, standing water in the crawl space, and excessive moisture readings all get documented. They do not automatically kill a deal, but they do give both sides something concrete to negotiate. Reports that quietly skip them create liability for everyone.
