The mechanism
What encapsulation is
Encapsulation seals the crawl space from the ground and the outside air. A heavy reinforced liner is run across the soil and up the foundation walls, seams are sealed, penetrations are detailed, vents are closed, and the space is conditioned with a dehumidifier sized to the volume. The result is a semi-conditioned space that stays in a stable humidity range instead of tracking the weather.
It is not the same as laying plastic on the dirt. A loose 6-mil sheet slows evaporation from soil but does nothing about the humid air pouring through open vents, which in this climate is usually the larger source.
When it is worth it here
In Hampton Roads, encapsulation earns its cost when the crawl space is the reason you keep paying for something else — recurring fungal growth, buckling floors, camel crickets and American roaches coming up through the house, or repeat termite conducive-condition writeups on inspection reports.
- Wood moisture content consistently above 18–20 percent
- Visible fungal decay on joists, sills, or subfloor
- Musty odor in first-floor rooms, worse in summer
- Insulation falling because it is holding water
- A pest problem that returns every year despite treatment
When it is not the right first step
If the crawl space takes bulk water — from a high water table, a failed downspout, or a yard that drains toward the house — sealing it first traps the problem. Drainage correction, a sump, and grading come before the liner. Any contractor who quotes an encapsulation without addressing standing water is selling you a very expensive bag.
Likewise, a dry, well-drained crawl space with a sound barrier and moderate humidity may only need a vapor barrier replacement and vent management. We say so when that is the case.
What we install
Reinforced liner mechanically fastened and sealed at the walls, sealed seams, detailed piers and penetrations, closed and sealed vents, and a dehumidifier with a condensate route that actually drains. Where the structure has already lost wood, the repair happens before the space is closed up — you do not seal rot in.
